LOCATION LOCATION LOCATION is the cardinal rule of real estate for a reason – no matter what you do to the property, it is the only thing that can’t be changed.

This particular house wasn’t in a BAD location by any means. The entrance was off the main road, and in a great general area close to a lot of amenities with great weather. But it wasn’t in the best location, and it’s the type of location that will turn off a subset of buyers automatically. When you’re in those situations, you need to be cautious not to overdo it on construction.

I think this house would have sold in an instant if it was priced aggressively low. But pushing for a premium in a not premium location is a risky play and it didn’t pan out here.

Whoever bought this home is going to absolutely love it. It is remarkable, one of my favorites to sell all year. And the price they got it for is less than what it would cost to rebuild in today’s higher cost market. Truly an incredible deal.

  1. Because we're in a housing affordability crisis lol.
    People with enough money to buy that home are gonna want something custom. Everyone else is trying to just get more than a 500sqft condo that isn't half a mill 😂

  2. Some shady investor thought it would be a good idea to custom build a home in my neighborhood that was about 7000 sf and easily triple the price of anything that had sold before it. I like my neighborhood, but it's not the kind of place that you build a house like that. Location, location, location.
